The lake home that came back around.

The story

The goal

The family wanted summer weekends and lake life without a multi-hour drive to a cabin. Their search focused on Mound and the western side of Lake Minnetonka, with direct dock access as a priority.

The challenge

Desirable waterfront homes often drew multiple offers during the first weekend. The first property they toured had a strong lakefront lot but was in the middle of a major renovation. It attracted immediate competition, and the family chose not to take on that project so early in the search.

The approach

Over the following months, CJ helped the family compare waterfront listings around Mound, understand comparable sales, and make offers only when the property and the terms made sense.

Each offer considered the seller's priorities, including timing, certainty, and contingencies. Appraisal-gap language and escalation clauses were used selectively rather than treating the highest possible price as the only strategy.

When the original property returned to the market after a high-quality renovation, the family had enough context to understand its value and move with confidence.

The result

The family secured the waterfront home and closed in late August 2026. They gained a move-in-ready second home with direct dock access, close to their primary residence in the Twin Cities.

A competitive lakefront search does not always reward the buyer who moves fastest. It often rewards the buyer who knows when to wait and when to move with conviction.
