What your home is competing with
New construction is the other showing on your buyer's Saturday. In the west metro that means Lennar, Pulte, and M/I Homes communities in Corcoran, St. Michael, Waconia, Victoria, and Delano, plus regional builders like Robert Thomas and Capstone building from Maple Grove to Maple Plain.
Buyers are comparing monthly payments, not list prices. With the market rate at 7.40%, a builder advertising 5.99% or lower is selling a payment your listing has to answer.
The five levers builders pull:
Every published builder rate requires the builder's own or preferred lender.
- Rate buydowns, temporary or permanent
- Closing cost credits, typically $5,000 to $15,000, capped at 3% to 6% of price by loan program
- Design and options credits on to-be-built homes
- Price cuts on standing inventory, repriced as often as weekly
- Home-to-sell programs that pay the buyer of your current home
The market they are discounting into: 12,636 homes for sale across the Twin Cities, up 13.1% from a year ago. Median sale price $404,000. Homes are taking 45 days to sell and closing at 98.2% of original list price. (Minneapolis Area REALTORS, August 2026 monthly and week ending Oct 3, 2026.)
The discounts are real
Builders hold their base prices to protect their own comps, then discount hard through inventory cuts and credits. The published numbers in the west metro right now:
- Pulte's Walcott Glen in Corcoran has quick move-in homes cut $59,425 to $85,475 per home.
- Pulte's Aster Mill in Rogers has a published saving of $43,000.
- Lennar has 186 move-in ready homes across 31 Twin Cities cities, including Corcoran, Maple Grove, St. Michael, Victoria, and Waconia, and reprices its standing inventory weekly.
What this means for your price: the deepest cuts sit in the northwest ring (Corcoran, St. Michael, Rogers) and land on inventory that has sat. A builder's weekly promo becomes the comp buyers use against a resale that lingers. The first 14 days on the market are when your home has leverage: a 30-day close the builder cannot match, before the next round of cuts.
Builder by builder
Every rate below requires the builder's own or preferred lender. Offers change weekly; these were read October 21, 2026.
| Builder | What is published now | Conditions | West metro presence |
|---|---|---|---|
| Pulte (Pulte Mortgage) | 5.99% 30-year fixed (6.034% APR). Quick move-in savings of $29,000 to $85,475 per home. Select to-be-built homes: a rate 1% below market plus $10,000 toward closing costs. | Lock and close by Nov 30, 2026; qualifying homes at participating communities. | Corcoran (Walcott Glen), Waconia (Holbrook), Rogers (Aster Mill) |
| Lennar (Lennar Mortgage) | 186 move-in ready homes, repriced weekly. Fall sale on select homes; the rate is quoted per home, not published in the sale terms. | Fall sale terms required signing Oct 12 to 18, 2026 and closing by Nov 30, 2026, 10% down, 740 credit score, Lennar Mortgage. | 31 cities, including Corcoran, Maple Grove, St. Michael, Victoria, Waconia |
| M/I Homes (M/I Financial) | Minnesota rate offers are not published online; they are quoted in the sales office and require M/I Financial. | Quoted per community and per home. | St. Michael, Waconia, Victoria, Delano, Chaska, Dayton |
| Capstone Homes (preferred lender) | 4.99% on select homes, October Customer Deal Days. | Limited time, select neighborhoods, preferred lender required. | Delano, plus the northwest metro |
| Robert Thomas Homes | No published rate offer this month. | Pricing is published per community. | St. Michael from $462,900, Maple Grove from $670,900, Victoria from $534,900, Maple Plain from $599,900 |
| D.R. Horton (DHI Mortgage) | Twin Cities offers are not published online. | Quoted per home. | Northwest metro communities |
Two of the largest builders in the west metro do not publish their best numbers at all. Treat any builder rate as a question to ask in the sales office, not a fact to repeat.
What a builder rate is really worth
Buyers shop on payment. On a $405,000 loan (about a $450,000 home with 10% down), here is what the published rates do to the monthly payment, principal and interest only:
Translated into price: at the 7.40% market rate, a seller would have to cut the price by about $54,600 to give a buyer the same payment Pulte's 5.99% delivers, and about $91,000 to match a 4.99% payment. Every full point of rate on this loan is about $270 a month. A $10,000 price cut is about $69 a month.
The buyer's side of the same math: over five years, the 5.99% rate saves about $22,700 in payments against the market rate. Builder rates are not free, though. The cost of the buydown is built into the builder's price, the rate requires the builder's lender, and a temporary buydown steps up after year one or two.
A resale seller has one matching lever: a seller-paid 2/1 buydown costs about 2.4% of the loan (about $9,600 on this loan) and takes roughly $530 a month off the buyer's first-year payment and $270 off in year two. It is a smaller tool than the builder's, and it is the honest comparison your pricing should be built on.
Where your home wins
A builder's advertised price buys a house, not a finished home. What a new-build buyer typically adds after closing, at Twin Cities ranges:
| What the buyer adds | Typical cost |
|---|---|
| Finishing the basement (800 to 1,200 sq ft) | $20,000 to $60,000 |
| Landscaping, irrigation, fence, deck or patio | $15,000 to $40,000 |
| Window coverings, refrigerator, washer and dryer | $8,000 to $20,000 |
| Year-two property tax jump (first year is often assessed on land only) | $3,000 to $7,000 |
| HOA dues, first five years ($50 to $400 a month in most new communities) | $3,000 to $24,000 |
Total: $50,000 or more that a comparable resale already includes. A $450,000 resale with a finished basement, landscaping, and no HOA is routinely the cheaper finished home against a $450,000 new build.
- Your home, resale
- Can close in 30 days
- Builder quick move-in
- 30 to 60 days, if the home is finished
- Builder to-be-built
- 6 to 9 months, plus 4 to 8 weeks for fall starts
Three more things a new build cannot sell:
- Mature trees and an established lot. A 2026 subdivision comes with six-foot saplings and a seeded yard.
- Property taxes already settled. First-year taxes on a new build are often assessed on land only, then jump two to three times in year two.
- Location. New construction is concentrated on the metro edge. Your home is already in the neighborhood the buyer picked.
