The story
The goal
After moving from North Dakota and buying in Delano in spring 2025, the family learned that the layout did not work well for four children. They loved the community and wanted a better-fitting home without leaving town.
The challenge
Their new construction purchase was contingent on selling the existing home. The first accepted buyer canceled the next day, before inspection. The family later accepted an above-asking offer from a second buyer, but that household also needed to sell a home first, creating a chain of three connected closings.
The approach
The family compared J.P. Brooks, D.R. Horton, and M/I Homes before choosing an M/I Homes property in Delano.
After the first offer fell apart, CJ and the sellers made a modest price adjustment to bring buyers back and worked with M/I Homes to extend the closing date.
CJ coordinated with the agents, lenders, and closing teams so the second buyer's sale, the family's sale, and the family's purchase could happen in the required order.
The result
All three closings were completed successfully. The family sold its existing Delano home and moved into a brand-new home with a layout that fit better, while staying in the community it had chosen.
