New construction

New construction buyer representation in Minnesota.

By CJ Norman, licensed Minnesota Realtor · Updated

  • The on-site sales representative at a model home works for the builder, not the buyer.
  • The lot cannot be changed later, so orientation, grade, drainage, and future neighbors matter more than the floor plan.
  • Buyer representation on a new construction purchase generally comes at no added cost from the builder.

Walking into a model home and working with the on-site sales representative feels simple, and it is. But that representative works for the builder. Their job is to protect the builder's interests through a process that runs months longer than a resale purchase.

CJ Norman represents new construction buyers across the Twin Cities western suburbs. His role is to be the person in the process whose job is the buyer's outcome.

The lot matters more than the floor plan

Floor plans can be adjusted. The lot cannot. Orientation, grade, drainage, what will eventually be built behind the home, and how the site sits relative to traffic and noise all follow the buyer for as long as they own it.

CJ evaluates the site alongside the plan, because a well-chosen lot supports resale in a way that an upgrade package does not.

Where upgrade money holds value

Builder upgrade lists mix items that are difficult to change later with items that are easy and cheaper to do afterward. Structural changes, rough-ins, and window placement belong in the first group. Many finishes do not.

CJ helps buyers sort the list so the budget goes into decisions that are expensive to reverse.

The contract and the timeline

Builder purchase agreements are written by the builder. Deposit terms, change order process, completion timing, and warranty coverage all deserve a careful read before signing rather than after.

CJ stays involved through the walkthroughs and the punch list, so issues are documented while there is still leverage to get them addressed.
